The Charlotte Observer’s Mooresville News section recently reported on a TV series named “Today in America” which came to Mooresville, NC last year to prepare a segment on our little town.  Football great, Terry Bradshaw, narrated the segment which highlights many of the reasons why Mooresville has become so popular with businesses and individuals choosing to move here.  I work with many people relocating to our area to work with many of the national businesses which have headquarters in the area.  It’s always a pleasure to introduce them to our area when they are looking for a home.  They always find that we compare very favorably to other areas, and they seem genuinely excited to be moving here.

Time for the monthly bunch of numbers from our local Carolina Multiple Listing Service which includes Mecklenburg and surrounding counties.  These numbers can give you an idea of the time it takes to sell a house and how the prices are trending.  There is still a bit of a mixed bag, but overall, things do seem to be looking up a bit.  To see what’s been happening nationwide, HERE is a link to a fairly positive RIS Media article on nationwide sales in the fourth quarter.  We keep an eye on this because of the impact on people who live elsewhere who want to move to the Lake Norman area (and there are still lots of them).  Their ability to move is tied to their ability to sell their houses where they are now.

Of reported home sales that closed from January 6 through February 5, 2010, 47 percent closed in 121 days or more; 16.2 percent closed between 91 and 120 days; 17.9 percent closed between 61 and 90 days; and 18.9 percent closed in 60 days or fewer

Lake Norman is one of the best assets of our area.  People live on it, play on it (and in it), fish in it, and get their home drinking water from it.  We count on it to be clean and healthy.  That doesn’t just happen by itself.  Duke Energy built the lake and owns it and is required by the Federal Energy Regulatory Commission (FERC), to maintain it to the benefit of the public in addition to the benefit it provides in producing electric power.  The people who own land at water’sAC001908 edge around the lake can do things that benefit or harm the lake.  Duke Energy and the NC Dept. of Environmental Resources (NCDENR) are two of the primary groups who put people in the field to work with property owners to be sure that what goes on around the lake is not going to harm it.

Today, I went to an annual presentation by Duke Energy for real estate agents to help us keep up with the details of how to help our waterfront clients meet the requirements of Duke, NCDENR and FERC, among others.  Dennis Whitaker, a Duke Lake Services Representative, went through the process of applying for permits for building docks on the lake.  He emphasized the point that anything that is done at the shoreline must be reviewed for its impact on the lake in view of the regulations on the books for lake management.  In other words, it would be unwise to buy property on the water that has no dock and assume that a dock would be allowed.  Since it takes around $1,000 in various fees and design costs just to apply, and the outcome can have a huge impact on the value of the lot, this is something to seriously investigate before buying or selling a lot.LBOAT031

Our office is beginning to see some spark in the market with the dramatic drop in interests rates and some expectation that our government will put into place some stimulus moves which will put confidence back in the minds of consumers, especially those who’d like to buy homes.  If things go as predicted, we’ll see a vote tomorrow in the Senate to approve their version of the stimulus package.  Then, the Senate and House of Representatives will enter final negotiations on a compromise bill, with Obama arbitrating disputes.

In the meantime, we continue to sell houses in the Lake Norman area, although at a somewhat slower pace than we’d like.  Here are some stats for the volume of homes going under contract or closing their sale for the last month (since Jan. 12):

Iredell County (Area 12) not including Lake Norman- single family homes and condos under contract- 71

Iredell County (Area 12) not including Lake Norman- single family homes and condos sold- 41

Yes, I know that there’s all kinds of bad news out there that you can cry in your beer over, but just so you don’t get totally bummed out,  here is one of my regular reports on the Lake Norman area real estate activity over the last two weeks.  This is for single family homes, both detached houses and condos or townhouses.

Area 12 (Iredell County not including near Lake Norman)

Area 13 (Immediately around Lake Norman)

Areas 1 & 9 (North Mecklenburg County)

Remember that this is just 2 weeks of activity.  Everytime someone asks me, “how’s business?”, I quote these two week numbers and the questioners eyes bulge with disbelief.  They can’t immagine that we continue to sell houses here in spite of a soft market and unfortunate economy.  It’s a big country out there and not everyone is dealing with bad times.  As a matter of fact, under the right circumstances, these are good times- low housing prices and low interest rates.  If you are one of the buyers or sellers involved in the sales noted above, you may be thinking that things are going along just fine.

I’m a Realtor.  I’d like to see (and be involved with) more sales.  But just so you know, the home sales market is not dead.

Riding around Mooresville and Lake Norman, I’m struck by how wonderful the colors of the trees are this Fall.  With drought conditions the last few years, I’d forgotten how beautiful the trees could look after getting enough rain.  Here’s a couple of shots of a blazing maple in the yard of Mooresville Middle School- WOW! I was out with clients today showing homes around Mooresville, and they commented on how wonderful the weather was today- Carolina blue skies and 70′s temps.  The family originally came from Pennsylvania, so they really appreciate such wonderful weather in early November.  That is one of several reasons we have so many transplants coming to the Lake Norman area.

I recently learned about a web site that allows you to upload a pdf document, then link to it or embed it in a web site.  Decided to upload our company relocation package to see how this works.  This is a great package with lots of info about our Lake Norman/Charlotte, NC area.  It is a larger version of the package I’ve got on this page where you can link to download it. Note that we are preparing to update the tax rates, so you may want to check individual county tax sites for the latest rates.  With the issuu.com website, you can click on the link and browse the document on your screen without having to download it first- pretty neat, especially for large documents.  On the first try, it worked pretty well.  I can see that a few graphics didn’t make the trip well, but I expect we can fix that- the information is all there.  If you like interesting things on the internet, check out the issuu.com site.
